Hoboken Carriage Factory-Turned-Townhouse Sells For Near-Record 2 3 Million

In spite of America's deflated real estate market, Hoboken just posted a whopper of a property sales.

A single-family townhouse at 1028 Willow Ave. has sold for $2.3 million, the second highest price ever paid for that type of property in city, according to the Hudson County Multiple Listings Service.

The family of three who bought it previously lived at Port Liberte, a gated luxury community in Jersey City, said Peter Cossio, senior vice president at Halstead Property, which brokered the Hoboken deal.

The highest amount ever paid for a single family townhouse in Hoboken was $2.55 million. A family purchased the brownstone at 921 Washington St., on Doctor’s Row, in April 2006.

The townhouse on Willow Avenue was built and initially utilized as a carriage factory from 1890 and 1900. A horse and buggy would be brought there so workers could repair the wood in the wheels, Cossio said.

Cossio said it then became a temporary firehouse in the early 1900s and eventually was remodeled as a private residence.

“It has unbelievable charm and has a unique layout and style for this area of upper Hoboken,” Cossio said.

The property is currently a two-story, 4,000-square-foot townhouse with four bedrooms, three and a half baths, 47 windows, an office, a two-car garage and an extra parking spot on the street. There are 10- to 12-foot ceilings and a 100-year-old elevator system, which includes iron pulley wheels and thick steel cables, a remnant of the building's factory days.

The 2,200-square-foot outdoor space offers a garden and roof deck.
